Signatur Fastigheter AB (publ) has acquired a property near Pildammsparken in Malmö. The property has a lettable area of 5,311 sqm, and currently accommodates educational activities. Rental income is approximately SEK 4.7 million, creating an estimated net operating income of SEK 3.3 million.
The agreed property value is SEK 90 million, and the transaction is a corporate deal. The acquisition is being financed partly through a directed issue of 1,092,896 Class B shares in Signatur Fastigheter of SEK 18.30 per share, corresponding to approximately SEK 20 million, and the remainder through bank loans and own funds.
The property is in the final phase of a detailed planning process regarding changed use, which allows up to 100 new residences. The plan also involves the possibility of usage for a health centre, a nursery school and offices.
