KlaraBo has signed an agreement with municipal housing company AB TrelleborgsHem to acquire 27 properties containing 807 rental apartments and associated premises. The acquisition has an underlying property value of approximately SEK 1 billion. The properties, which were largely built between 1940 and 1970 cover a lettable area of just under 67,400 m2 with a rental value of approximately SEK 74.5 million. The change of ownership will take place on 1 July.
KlaraBo is financing the deal through a rights issue to mainly existing shareholders that will raise SEK 328 million, bank loans and equity.
Lindahl is advising KlaraBo on both the rights issue and the acquisition and its financing. Lindahl’s team for KlaraBo, which is under the leadership of partner Anders Adielsson, consists of Carl-Johan Krusell and Johanna Svensson (corporate law), Andreas Lindh and Jesper Fredriksson (real estate law), Sten Gejrot and Ida Andersson (corporate banking and finance) and Therese Norenäs (tax).
KlaraBo already owns almost 100 homes in the municipality and this acquisition will make the company the largest private landlord in Trelleborg, which is an attractive and growing location with major ongoing urban development projects in infrastructure and business, including the relocation of the town’s ferry terminal. Once the acquisition is completed, KlaraBo will own or co-own and manage 2,680 rental apartments and associated premises nationwide, equivalent to 208,000 m2. The company also has building rights equivalent to over 1,000 apartments in various stages of planning.
